I encounter scenarios not-infrequently wherein someone gets a killer deal on a property (2% rule in SF Bay Area, etc), calls me to refi, and oh whoops the REASON you got a killer deal is because none of the other buyers could get mortgages.

A must view for beginner borrowers in my mind is the American Greed episode on Remington financialand a visit to Ingrid Robinsons website on how not to get scammed by fake lenders or pump and dump due diligence thieves.. its ONLY GOTTEN worse with the public utterly confusing reliance on the internet to find these folks and their belief's in social media.

As a Realtor I don't like door knocking some places that are too rough and also places that are too rural where the doors are too far apart and you'll encounter an unfriendly dog too far down a driveway.

If you operate in a highly efficient market (as I do) where most well-priced properties will sell in under 10 days, the low ball option has limited value as a tool unless the property has huge problems (something you encounter less than 1% of the time).

Wilson in that I believe having partners creates a host of problems I don't want to deal with, primarily that if they do something bad or wrong or illegal - you, most often, end up paying for their sins, not to mention business philosophy differences you may well encounter and the heated arguments - and worse (court battles, etc.) that follow.You can avoid most of the problems by getting a "partner" (in the sense of someone to financially help you with the problem) to give you a loan that not only has the normal interest benefit (the interest rate should be above market because of the serious problem and as an indictment) but also the benefit of part of the profit of the transaction (25%, 50%, ????).
