I have found one of each that I am interested in , and I know once you cross over to commercial, a-lot is different as far as financing , insurance , liability , loan term . interest rate , taxes etc.I am hoping with the commercial 5 unit I can get the seller to finance which will eliminate some of those concerns or temporarily re direct them until maybe the need for re financing comes into play.

Bishoy - conventional is likely your best  bet ..lower MI ..avoid the UFMIP  and also ability to eliminate the MI in the future ...also the 3.5% with $400 fee pricing for the FHA doesn't sound  accurate

Asked them their opinion from living there and they said it’s one of the better places they have lived.It’s not a party house or in prime partying area.Washer & dryers looked fairly newThere is a place outback that a parking lot could be built which would eliminate a nice chunk of flooding area.I don’t think at the current price it’s a good deal, but if I could get it for less and raise rents then it could be worthy.

But I've see inefficient loops where there was another route that could have cut back to the main in another location again eliminating a lot of redundant piping etc.
