You need more than a REALTOR; you need a team comprised of REALTOR, Property Manager, Contractor, and Lender.When your REALTOR recommends an investment property, they're not usually looking at it with investor/owner eyes.

It is very difficult to create net positive returns in those deals so keep an eye out for those metrics and analysis. 

So you'll want to get your eyes on those houses asap to figure out what capital expenses are coming your way.
