I am looking for a 2-4 unit to buy currently to house hack, and have invested some money into systems to drive for dollars to wholesale or partner on a flip and learn more while bringing in a little capital. 

I live in Frisco, CO nestled between 5 ski resorts, lovely Lake Dillon, and a 1.5 hour drive to the growing metro area of Denver.We are not alone here, but in Frisco, there is a big workforce housing issue as prices rise, so much so that our Town Mayor considered declaring a state of emergency.  

I would rather have someone on my team that I work well with and who doesn't drive me crazy than save 0.12% on my rate.

Austin is so hot right now that I don't pull lists here, I just go after properties I happen to see when I'm out driving.

Then, figure out how you can bring value to them (drive for dollars, help manage a renovation, possibly intern with them); whatever you can offer so they will mentor you on how to get to where they currently are.
