All the 'room' in these deals come from the sellers - but now I see one, and I understand.Sure, they could keep it over the winter, heat it, fix the floors, get it inspected and re-do wiring and plumbing as needed, dredge the pond, knock the down the animal infested outbuildings, mow all fall and part of spring, check for snow dams and water damage all winter.

i don't want to get too political, but unfortunately, business is politics...my biggest complaint owning apartments was how the government would support tenants til death and shun the landlords...have had several code violations properties, where i fix everything, but tenants do the damage again, and we go back to environmental court with the code inspector..even when i have pics and proof, it's still an expensive pain lawyering up when the government provides free attorneys to tenants..i guess i don't have it as bad as others...in some states it takes months to evict, and in others if the tenants don't pay the city water bill, the government can lien your property...all this does is put more pressure on landlords and take responsibilty off of tenants..to me, that is a huge pain!

Some of the core markets now are trading at crazy prices and really low caps.I have also seen where a house used to be worth 160k and at it's lowest point the value with foreclosures was worth 75k.Because pre-foreclosure and REO inventory has dropped that same house is trading at 92k within a span of 6 months.I have seen new home subdivisions start popping up as builders feel more confident taking a risk to jump back into the market to sell houses.I wouldn't really call it appreciation as much as a market correction and recapture as the bad assets are worked through they system.

Yes, but like BO has said, we need a new foundation to build on, he also wants to drain the flood waters away getting rid of the real problem to build a much better place for everyone. :)But really, the point is that Romney showed his true self in a setting that he was comfortable with, that's his real attitude, true feelings when he talks to those of his own.

He also mentioned you help the middle class then they go buy tv's,cars etc. and it drives the economy.My problem with this statement is that he said we lost 9 million jobs in the recession and hired back 4.5 million.The problem is the QUALITY of jobs that people lost and the jobs they had to take as a replacement are nowhere near each other in income levels.I would venture a majority of the new jobs are low income where you tread water paying the bills .In this case consumers will not have much discretionary income to spend on extras to drive the economy.

In the past we've included water bills in our lot rent, as we don't have many tenants and it's just easier, but recently the small towns we are in have raised their water and sewer rates so high that it's eating us alive and we are looking into sub metering.
