I have a few questions for the community.1) Some of my belongings will remain on the property until 8/31, although I will not be staying there at all, so we've discussed that she will be renting a "room" from me until that time at a heavily discounted price, plus the full cost of utilities as I won't be there.

I think going solo gets be longer term appreciation and an asset I owe for cash flow (thinking future retirement) where the syndication route will also get me cash flow and some cash out appreciation, it seems like a shorter play (5-8years on average I think)...

@Nathan Hann I realize your question was best practices for cash for keys and you were not asking if you should or not but based on what you have written I don't think this option should be on the table.Give 30 days' written noticeHave a cold beer to drink after they verbally assault you.If they are still there after 30 days start the eviction process (have another cold beer waiting).If they trash the place take what you can from the security deposit and take them to small claims court for the rest.
