Jumping in is the best way to learn

Hey everyone,

In October of 2020 I bought my first duplex in the Central Maine area with the intention of living in one unit, renovate it to bring the rent to market value, and then move into the other unit with the same intention. I ended up inheriting a tenant and did not get any renters history from the seller, and took on the old landlords headache. I went through the eviction process in court, a long 6 month battle thats close to an end. Tenant is supposed to be out by July 5th, but they moved out sooner than July 5th and left all sorts of belongings behind. 

I'm curious if anyone has been in a similar situation with an eviction, where you agreed upon a move out date and they did not return the keys on the due date. I feel I have the right of way to change the locks to the unit on July 6th and storing the remainder of tenants items until they can make a day to come pick up the items on my terms. If anyone has been through a somewhat similar experience I'd love to hear about it and share our experiences.

After going through the eviction process right off with my first tenant I am still driven to buy more properties and find investors all over to work with and sharing my story with people who are interested. It has been a wild ride from the start but after getting through this I'm ready to buy more!
