But if you are just doing research, learning the market, and establishing a team, there is almost no downside to doing that from afar. 

Downside for sponsors in clubs is usually there are restrictions in the deal that limit the upside for the GP.

Of course, there are downsides like locking the money up (to some extent), the limited investment options likely offered, and reducing your take-home pay but they're often outweighed by the match.  

The only downside is that you'd be coming in behind the curve, since we've seen significant growth for the last eight years or so.

hey @Drew SlewI'd say go for it- if this is going to be your entry into real estate investing, and it's gonna take you from being a tenant to a potential landlord in the future, I see no downside.  

The only downside I that you must do 25% down and a 15yr note for investment properties.

The only downside is that the deductible for service is around $100 for each call and issue, which can be a burden if there are multiple issues needing service, but still less expensive than you replacing them.

If you learn how to "Buy right", you limit your downside risk.  

They can make sense and be a good investment, but they definitely have some downsides compared to larger Parks.
