They don't do design though, so you'll need to download their catalog and tell them which pieces you want. 

I would also suggest downloading podcasts and listening to them whenever you can.  

One other thing I will add that has been helpful to me in structuring deals and "gut checking" them against other projects is to go on a site like realtyshares.com or another crowdfunding platform and download ~5-10 pro-formas from deals listed there.

Stop do not pass GO .. until you have downloaded your state landlord tenant laws..CA has rent control areas, and notices periods may be different from other state..What's usual is as @Kim @Kim Meredith Hampton stated..Pay or quit,,NOTICE.What lease term do they have.. if it's month to month..Give a notice of non-renewal.. right away.Basically they can be evicted usually for non-payment of rent.. that would be first cause listed on the eviction action.
