Since Detroit seems to be a subtopic in this thread, here's an actual historical population chart showing a slight recent pop increase of 0.2% for current 2024.

I am currently using FUB/Ylopo and zBuyer, working with a few Ylopo social/PPC leads right now but they are going to take Alot of work to convert, zBuyer for SoCal are 99% seniors that are just curious about their home value, so while there's been conversions they are far and few between. 

@Vincent Donato how will all the "dry or dated" issues affect your alleged current value?

Our family is currently in another country and is moving to Los Angeles Ca in June~July.

Additionally, the house in Kennesaw is close to KSU and currently used as a student rental, but Cobb county shows 2 unrelated people who can live with each other. 

Since the start of the year, I've read a handful of BP books:- Rental Property Investing (Brandon Turner)- How to Invest in Real Estate (Brandon Turner/Josh Dorkin)- Investing in Real Estate with No (and Low) Money Down (Brandon Turner)- BRRRR (David Greene)- Multifamily Millionaire Volume 1 (Brandon Turner/Brian Murray)- Start with Strategy (Dave Meyer), currently readingI was thinking of using the equity to BRRRR small multifamily properties and combine some concepts from both the BRRRR and Multifamily Millionaire books (specifically making cash offers via HELOC to secure distressed properties, ideally vacant to set market rents).

I typed in variations of "rent increase, proposed legislation for 2024 for San Francisco" in Google and don't see anything saying a landlord can't increase a property to market rent on a new tenant after the previous tenant moves out.I talked to 2 PM companies in S.F. and they both said I could rent out a SFH at market rate rent if my current tenant moves out (family member who is getting a deal).

I've decided, starting off, that I'd like to try renting apartments in my current market (Jacksonville, Florida) then furnishing them and offering them to traveling professionals on AirBNB and/or furnished finder.
