People would post porch cam video showing a (white) middle-age woman pushing a baby stroller down someone's walkway in the middle of the day and stealing the mail out of their mailboxes.

I trust your post is in jest, but I have had people put 'for sale' signs in the yard on properties I own and steal and vandalize property I own, so can't advocate your enthusiastic endorsement of criminal intent.

If the property is yours and you plan to occupy the home for a year or more, that's different; however, it helps consumers (and rehabbers) when the licensing requirements weed out most of the crooks for you.  

But I won't eat their profits, I won't make them pay for my knowledge, I won't steal their deals.

Then you have certain people out there who look at you like you are a predator or vulture because you are taking advantage of people and "stealing" their houses.

The problem is that there is no wood to match it if a section must be replaced, since the pine being sold these days is a white pine; stealing boards from a closet is usually the first approach if a section is to be replaced.Is that the kind of pine you have?

That is called stealing.

Is there a common practice to shop this deal around (for funding) to let's say private lenders, without them theoretically stealing the deal (Property) from you?
