Preparing to do a flip and need to line up a RELIABLE team.

I was hoping to get creative and use that as a down payment on seller-financed portfolio purchase. 

My current strategy is creative finance an wholesaling, all depending on the deal.

Assuming no unforeseen expenses, Yearly cashflow=101,000Final CommentsI would have to implement very creative financing regardless of the final price.

I know many well say Excel, but I want to see if other more experienced investors had any creative ideas??

I haven't done a deal before but I wanted to be prepared to know what to do because I'm afraid that if I don't know the process inside and out I'll come off unprofessional and untrustworthy to the seller with my ignorance especially with the fact that I'm a young investor.

Is there something I could be overlooking as far as "jobs" or careers that would lend to increasing my knowledge in this field while I  work to earn cash and learn while preparing to launch off on my own?
