Additionally, when you create your listing on cozy, it is actually posted to multiple websites making your life easier. - https://www.zillow.com/rental-manager/   - I'm sure you've heard of Zillow.

As long as the price is over $1M and stable with 90% or better occupancy. 80/20 with 30 year Am creates a good cash flow, and a 10 yr fixed rate in our current climate of rising rates that is an advantage.

I would look for reno projects to create equity and hopefully in a bit you will have the equity to 1031 into something like that.  

Creating written documentation on how to recreate this process (training manual).Side Note: This individual is familiar with clerical and accounting software type of work, but not necessarily property management. 

Not only do you get to create equity from the rehab, but you also get to live in a brand new home, which you can sell capital gains tax free in 2 years. 

You can find several products that can be attached to a window which creates a second egress (think emergency rope ladder) these are cost effective and can be stored in a case as to not be messed with.

Now, I don't begrudge anyone from making a living, and I always seek to create win/win business relationships - but honestly I could quit my high-income white collar job and bill myself out for snow shoveling and gross more income if people are paying these prices in the bids.  

Personally, I was advised by my attorney that LLC's create a lot of unnecessary paperwork and to get a good umbrella insurance policy instead.
