I've only had to do one eviction in the last 3.5 years and that was on a tenant that only quit paying when I non-renewed his lease so I've not tested that theory but even if I had it probably wouldn't have a general application...nothing would surprise me with the court, it's a crap shoot.

I'm looking at purchasing my first owner-occupied duplex in LA in the next month or two, and man does this thread scare the crap out of me. 

That said, it's the Flint area, it's a lot more of a crap shoot than it should be.

Not the Guru "Put $5-10K in your bank account in less than 30 days" crap though...With real estate it is not that difficult to have a income well into the 6 figures after just a couple of years.

Well after pretty much giving him a 24 hour notice every day to go out and do something on the property he left a week ago, we went in this past weekend filled a 40 yard dumpster with crap, had a huge fire(yes I had a burn permit) opened all the windows, put in a ozinator and currently cleaning.Learned a lot in 2 weeks, biggest thing how to file an eviction notice myself for under $100.Have a tenant moving in the 1st...

Somebody cannot say that a real estate investment is "crap" because it's not rated.

Who would put up with that crap? 

Total crap shoot and she could have called anyone else’s letter.

I'm already pursuing the strategy of avoiding lower income markets and left in the hands of folks who really do not give a crap about quality of service, maintenance and property management, I fear things will get a lot worse for our most exposed, hardest working, hardest struggling community members.         

My cousin lives in the Bay Area and his house is over $1.6 million for what I would consider a piece of crap.
