FHA makes it challenging to buy a fixer upper, so to add value you normally would have to do cosmetic remodeling OR wait for the market appreciation to deflate the value of your 1st loan so that you have that 25-30% equity cushion you need. 

We added value to the deal by installing a security system, cleaning up the backyard, repairing the deck, and other small cosmetic improvements.

If the damage is cosmetic but the stove top and the oven still work, then you shouldn't be claiming complete destruction of the appliance.A stove/oven should last ten years.

However, this may be cosmetic and I could be better off leaving it until it's necessary.

If you are quickly analyzing a deal, what numbers do you use for a only cosmetic, cosmetic with some big stuff like roof, and full gut?

You can do cosmetics/fixtures/paint etc fairly easily.

If you list your house with these cosmetic issues and without staging it, your house will blend in with the many other available homes. 

What are your thoughts on refinancing after a cosmetic rehab in the current state of the market?
