How do you bring that up in the conversation?

Our conversation (argument, really) on the phone was a month ago, and there has been no real change.

Through conversations, she is thinking about selling the unit through seller financing.

Then I can bring it up in conversation...Listening to the podcasts is also a good idea.

Sure it was only a $15 book but for conversation purposes, can I write off this book even if i don't own a rental property yet?

I confronted the tenant about why she had her bank pull back the transfer and during our heated conversation she claimed her bank gave her the option to pull back ALL of her transactions which would have been the deposit and 3 months rents!

If your market is demanding, you can filter some out through questions that might not consider discrimination.... like why are you moving from your current resident, what is your total income/month, ... etc By starting the conversation, you will have a feeling who you want to let into your house.
