I invest long distance and that was my main reason.

Some are still going on virtually or with social distancing.

I think the area is appealing for people who no longer need to commute to work and are looking for a great value for their dollar in a place to live.   

With social distancing guidelines, it would be difficult to start a local book club, but I always find that discussing what I’ve been reading with others helps me better understand the material.

There are books out there on long distance investing that explain this in more detail.

Ideally work would be within an hour commute to and from.

Since I will only be there for 2.5-3 years, I don't think it makes sense to buy a place that would be considered a "forever home" that wouldn't rent for what the mortgage payment would be (I intend on using VA benefits).I'm looking for a neighborhood that is safe (for my spouse and mother while I am gone), has an acceptable commute to NAS North Island, and would fit the requirements of a flip OR long-term BRRRR-style rental.

After reading some books (Poor day rich dad, The millionaire real estate investor, Long distance investing by David Greene), and listening to tons of BP podcasts, I'm ready to get started.
