How can rehab out of state without me being there

Hello I live in New York And work full time I want to invest in Pittsburgh Pennsylvania which is about 8 hrs away from me utilizing the Brrrr strategy but I won’t be able to be there to watch contractors supervise and make sure things are getting done any advice one how I can move forward

Hi Bryan, it's all about systems and processes and building a rockstar team. I have a detailed scope of work (SOW) laid out from the start along with a budget and gantt chart that is signed and agreed upon by the contractor. Additionally, I break up the work into three sets of tasks. When my contractor completes each set, he will send me pictures and videos of the completed work and once I approve it, then I send him a draw of money from the rehab budget. So there will be 3 draws over the course of the rehab. I rarely plan to pay anything up front, unless there are material costs to begin. In that case, I will usually pay the store for the materials directly and have my contractor pick them up or have them delivered. During the rehab process, I will pay my realtor or property manager for their time to stop by and take pictures and videos of the rehab just to ensure my contractor is on schedule, on budget, and on performance.
