I am following up on Sunday as I have 24 hour to inspect notice I am delivering to them@Jennifer Rysdam With the communication we have had since the notice it would appear they are complying. 

@Joe Rivera the basics like professional pictures, very detailed listing, and quick communication are some of the most important things since you do not have reviews yet.

As of 2019 I feel that the wholesale mortgage broker channel is a better overall value package than retail mortgage banking.

Update @Daniella Sanchez - we just had a structural engineer come out and give us an idea of what work is required, the wall that I need fixed in the basement is bulging out about 3 inches so it either needs a couple of steal beams set up so that it doesn't keep moving OR replace the wall entirely...The bids I'd gotten were mainly for water proofing the basement.. sealing cracks, installing pipes to channel the water elsewhere, etc.

Setting expectations is just establishing rent amounts, inspections, repairs, proper communication channels, times they can contact, what is and what is not an emergency, etc.

It'll be hard to manage the job from Jersey if the contractor isn't honest and has poor communication.

It is certainly possible to have success with this, you just have to be smart about where you invest and how you run your listings.If I were you, I would manage the communications aspect of the listing myself.
