See what types of tenants and clientele each community you choose to do business in attracts.

When looking at properties outside of major cities, the numbers always look attractive, but you have to be careful.

One thing to consider is they have on average newer homes than cites like Oakland and San Jose, which will be attractive in the next up market.  

We try to focus on quality rentals that attract good tenants. 

As someone who has a mild interest in the area due to the returns I have calculated using Zillow listings, I am concerned about the state of the city, the types of tenants one could expect to attract for a ~$60k duplex, and the overall cost of ownership in Troy.  

Its suppose to rejuvenate the downtown area with shops/attractions and amenities ect..  

If you invest where there are overlapping MTR tenant attractions then you won't have issues with occupancy.

I've only been to Buena Vista a few times, mostly we just pass through it on the way to NC because there really aren't many if any attractions, that I know of. 

My wife and I really try to keep a balance between sinking too much into a rental and making it attractive to renters.We left the old cabinets which function very well and opted for a very deep cleaning, paint, and heavy duty shelf liners.
