I would calc 10 to 12% fee and a bonus structure to PM.A good PM on a property like that is like gold otherwise you are buying yourself a JOB.

The landlords in my area compete for section 8 tenants and let them move in for $0 security deposit and give them questionable gift card bonuses for move in and renewals (which I believe violate the terms of the section 8 agreement).The people that will settle for crappy houses in a crappy area are those with lengthy criminal and eviction records that can't get approved for nicer houses.

If you can get another job and work on the other stuff while working that will give you a double bonus of getting the paycheck and learning the field from both of those angles.Also it isn't uncommon to have part time agents so you can keep the day job and work the agent stuff on the side and learn the business while getting a steady paycheck.Good luck!

I think is great to pay bonus to people you work with and make money.I will love to pay and double commission to a realtor who bring me a deal where he put time and effort to make it work and took me to several properties he finds a mach for me.

Access to the MLS and comps as well as the ability to self show will all cut down on time so this is another bonus but I only see it as a way to get access to more deals for me.
