I run a 4 Bedroom beach house in jacksonville florida and I use a strict cancellation policy which does not allow refunds within 30 days, and the reason for that is that bigger groups tend to book further in advance.

When I found a couple of houses that fit the bill, meaning in an area near me that was also near the beach and (most importantly) were located in an area where STRS were allowed by code, I put them under contact with intention of making them STRs.

Check out Vail, Colorado they have a pretty strong year round demand.Yes people always like to go the beach. 

Many nice areas around Panama City, you don't need to be restricted the the beach.
