There's a market shift happening / reset.

Also, I've been thinking this could cause a major shift in the coming years with higher education going online.

In the short run the characteristics of the markets and assets will not change dramatically, so the only thing that will shift is the buyer's willingness to pay. 

The nice thing about it being online as well is you can set up automatic reminders to ensure that they are getting reminded of an incomplete application or missing documents, etc. all without you having to take the time to check and see if they turned it in or send in docs. 

State of California is trying to pass a bill to automatically decrease rents by 25% and change existing lease agreements.

I set up the automatic biweekly payment in time for the first payment withdrawal.

Limited credit can be someone has newer or just a few lines of credit but what is their is likely good.If credit is poor then may need a lifestyle shift.

Personally I have shifted away from picking up flips and have focused more on buying value-add rentals right now.

I do think the markets going to shift but they were all will always be buyers for sure.

Justifying the shift in funds.My question is what would you do in my situation to build a rental portfolio as quickly as possible?
