The people who are the most influential are those that have a valuable message, a compelling story behind them, and a medium that conveys that to a large audience.

We tried direct mailers and will be doing that again with a more targeted audience vs our last go at it just mailing to an entire zip code.  

And the title company you use may have a relationship with a QI firm like ours that they use frequently.  

There is a Facebook Group that is pretty well known in the Greenville area as well called 'Greenville SC Real Estate Investors' and they also meet up quite frequently. 

Generally, the BRRRR strategy works well in multiple markets, but great deals aren't going to be listed on the mls frequently.

The fact you have 'no-title' for the D-W, and as you mentioned previously there are no lien-holders to be found - means you are set up marvelously to call the D-W 'abandoned property' - this happens frequently, and the State of Texas has a process that will create a new title (since it is personal property, not part of the land) - that will be in your name, and will be sell-able after that as it will be a good marketable title from then on. 

I think we need to remember our target audience and if someone is shopping a bargain they won't be as happy as the guest who is willing to pay market rate for a great place.
