Sourcing Private Deals

Hello, 

I've been listening to the podcasts and there has been a lot of good information pertaining to the navigation of specific real estate deals. I have been trying to find ways to source private opportunities, before they are listed FSBO or put on MLS. I currently knock-on doors and write letters to properties that stand out as being vacant or in disrepair. Any other tips or suggestions or sourcing private real estate deals? Looking for SFR rental property that I can BRRRR.

@Michael Dumler, thank you for the reply, it does make sense and Is helpful.  I generally do not follow up with people that do not reply to my hand written letters.  That being said, I follow up with anyone who responds.  When I knock on a door and conversate with an owner, I leave my information after we chat and then I try to follow up a few weeks or month afterwards to revisit and re familiarize.  I feel, owners will remember me if I visit from time to time.  The note with my information would go lost or get thrown away if I never visited again.  All that being said, I feel I am on the right track with our strategy, but with having a FT w-2 job and a young family, we are trying to be more efficient to get the most out of our time marketing.  I currently do have yard signs out as well.  We tried direct mailers and will be doing that again with a more targeted audience vs our last go at it just mailing to an entire zip code.
