I have a friend who works for a well-renowned construction company in our town who has offered to be our general contractor at a discount (only charging us 8% vs. the standard 15%) and "teach me the ropes"/make the right introductions so that I can repeat this on my own in the future. 

But either will work!

I use a DSCR, The numbers made sense on it even as a year-round rental so it worked out out!

Work for a flipper or in a construction biz so you can learn about managing projects and what rehab costs are for different jobs.

And you may burn the bridge if you fire them from PM to where they don't do the rehab work anymore.
