Some repairs include replacing the water tank, fixing plumbing issues, fixing central A/C, replacing flooring, adding washer/dryer hook ups, painting, upgrading bathrooms, repairing bedroom doors, upgrading kitchens, landscaping and driveway repairs, repairing roof and gutters and installing deduct meters on all waters mains to bill back tenants for water.

@Lucas Milburn could you have them pay a deposit equal to the price of a full tank, and then when they leave, they are required to fill the tank back up and you refund the deposit?

Theoretically (and I think legally) you can put it in storage and charge them storage fees though if they are not paying rent it is not like they have money for storage fees.
