Rather than slow things down by going to the HOA & request they do the subfloor repair I was going to go ahead & just do it myself since it was estimated to be less than $500ish (all with HOA approval prior to starting the repair of course).

It was a slow play but now that I am moved out of there and renting both units, and have been able to increase rents over the past 6 years, it has become my most profitable property.

Keep up the hard work now that the summer slow down is upon us!

The facebook method should work its just a slow response.

I would like to see something that says I can withdraw if the lease sucks.Form 20 does have that clause.

Its slow to get the leads as I have to import them manually and I only get 5-15 leads per week.

Equity in your home might count, retirement accounts are another source of reserve money, but since you would be penalized for taking an early withdrawal the usable amount is less.That's just my 2c, I am sure others will be able to tell you what worked for them!
