I would like to remain in my home state of Oregon but am open to neighboring states.

Outside areas must remain clear of debris, garbage, bicycles, toys, furniture, tarps, and other clutter.

The only question remains: what IS equitable interest.

Another update: Had great luck lately (Sarcasm) and found a pump on the boiler was shot, so for a 1/3 of the price I could fix it, but no guarantees on the remaining lifespan, so I had to bite the bullet and install a new boiler.

I feel like I lost out when I put 20 % down originally and the price dropped drastically and I lost money.I don't want my original mistake to remain a mistake but I am not sure what is the wise direction.

If the attorney hasn't seen such a letter cross his/her desk, he might take action against you, instead, and make disposal of the property a protracted affair.I would push for a letter from the heirs (or the estate attorney stating that all remaining property is your to do with as you wish.

The more you have written down beforehand the more likely you will be able to operate your business and resolve your differences and still remain friends.

If we had too much inventory or other factors that showed that things will soften in the soon future I'd say wait, but nothing indicates that will happen and rental occupancy is at 99% currently with only luxury being built so it is and appears to remain a landlord's market in my opinion. 

The property has a remaining mortgage and with the increased HOA fees, insurance costs and taxes, rent barely covers cost.
