I don't like to be the bearer of bad news, but both of these scenarios are not good.Zoning changes are painful, and there are typically minimum area size restrictions - such as 5 acres - in order to achieve this.

@Jennifer King, generally if you invest in a debt deal, you'll get a 1099-INT at the end of the year; if you invest in an equity deal, you'll get a K-1 (which is more of a pain to deal with).

These often don't work out to be deals as the reason they are selling them self is they have an unrealistic view of what their property is worth and are to cheap to pay an agent.Neg. assessment - I haven't a clue what this is.Notice of LP - ditto aboveNotice of sale - That term isn't used here but my guess is is has something to do with foreclosures.NOO out of state - this is Non Owner Occupied or out of state owners. managing real estate from out of state can be a pain and a hassle. sometimes these people are ready to get rid of their hassles.

yeah, that doesn't help. unfortunately its live and learn. if it's a single pain glass it will not be that expensive to replace, if its a double pain glass, then it will cost you a little more, unfortunately. best bet like i said is to video tape the day they move in, with them in the tape, and make sure you just show everything and have them sign an agreement that everything is good in the place.
