software to manage rentals

I am looking for software to help me manage my rentals.  I have been using QuickBooks online and generating recurring invoices for the rent and receiving payments against that.  That's not an ideal approach and as I have gotten more house it's gotten cumbersome.  I have to add late fees manually, returned checks are trouble, the statement is hard to read, no good late report, etc.

I have  part-time bookkeeper that does most of the quickbooks work and my accountant access it at tax time.  I think it's best to use something that integrates with QB instead of an entire accounting package that most bookkeepers will not know.

It should be a web solution so I can access it form work, home, mobile, etc.

I want to be sure my data is available.  I have switched accounting packages and it was a pain to move the data - I don't want to get stuck again.

Any ideas?

@Don Chambers Well you should not be stuck with QuickBooks Online. You should be able to pull reports:

- statements

- A/R reports

- returned checks are not trouble - that is tenant's who are the troublemaker.

What a software recommends to do is one think but you have to build your own processes to make a software work for you. It is a mindset that is required. Any software you use, any app, or add-on you use - will require you to change the way you think and apply.

Agree there is no automation with online, but with QuickBooks desktop there is. Desktop is the way to go with rentals.

Now do not worry about your accountant's recommendation on software. That is where my clients get into trouble. How many time does he access it? Once a year? So why do you guys make a decision on what the accountant recommends. You can use any software, print reports or excel them and send them over for review.
