This sounds like a good plan - sticking to the duplex or SFH for students is good too since most DSCR Lenders generally stay away from "student housing" but if you are looking to purchase a rental property that can easily be utilized to rent to any tenant (adult, family etc) including students, you should be OKThanks for the response, Robin!

Well his boss was impressed with my real estate and finance skills so I ended up working for their company well it turned out their company was wholesaling houses they didn’t really flip many homes.

Any profit the investment receives is returned based on this percentage of ownership, and the IRA would be responsible for its percentage of any expense associated with the investment, too.
