It might not be a scam - in CA there are very low rates on PM.My friend has a rental condo for $1850/mo and her PM fees are $76 flat.

So, I worked with some real estate agents to find distressed properties, found some cash buyers but still got no where, more so because the agents I worked with that claimed to be investor friendly knew nothing about wholesaling .
