I've seen some nice looking deals there, but I've sworn off self managing and have promised myself I won't buy anywhere that there isn't a manager that I feel pretty great about, and then another one that's almost as good to take over when the best one implodes on me, like I had happen in Pfieldmass!

Second, I think your risk of eviction issues is actually less with Section 8 tenants since some portion of the rent, maybe all, is coming from the governmentI only take Section 8 tenants and have great tenants - I'm not owed a dime of rent from any of my Section 8 tenants and they take good care of my properties, so good S8 tenants are out there, I promise.

Use plain language asking them what they pay for rent, for CAM fees, what utilities are included, what deposit the owner is holding, what appliances or fixtures the tenants own and plan to take with them, what services they expect to be included, and any agreements they've made with the seller (such as seller promises to fix things, etc).
