The only problem is the Architect is hesitant and finds it too complex.Anyone have experience with the interaction between the LEED agent and Architect? 

Since I have little experience doing it, I believe it is very important and that would be why I was considering Rent to Retirement.

Like I said, I don't have experience with this kind of deal at all.  30% interest is sweet for an investor.

Using floating rate debt at very high leverage and with little to no experience operating a complex property such as multifamily is a recipe for disaster. 

Thus, based on my experience you tend to overpay for multifamily properties versus SFR's.
