I have done and seen recently some 80/10/10 deals, were you get traditional at 75-80% for the 1st, seller to take a 2nd for another 10-15% and then private money deal for the last 10% so you're in 0% of your own cash.

@Mike Buckley I would read Brandon Turners Book on investing in RE with no money down.Caveat about minimal down payments, if you go with traditional financing you will face PMI which can eat into your cash flow.
