My point is that you should choose your syndicator/operator/General Partners carefully, and make sure the returns are balanced, considering risk, effort, expertise, and activity.

My recommendation is to choose wisely.

If you choose to put it in the market, you have to be prepared for the possibility the market will go down, and in that case you would have been better just leaving it in the bank.

I think they may feel disrespected and likely have other places to choose in the area.

You have many options, so my recommendation would be to just act (choose 1, 2, or all 3).

Have very clear qualification criteria written down that you can apply to each prospect.Another thing I do is I have language on my application so people are aware that we are choosing the BEST applicant from those that applied.  

I  had a ritual where I would randomly choose one un-suspecting friend around town, and drop the beers off on their porch.
