I am looking for cash flow or appreciation in other markets.

Larger investors generally invest in quality assets with lower cash flow that appreciate over time if they're doing a buy & hold approach. 

Sorry in advance for a possible stupid question, however what is he suggesting to reinvest the cash flow in?

maybe i need to do a fast flip or two....but I don't have the cash to throw at that.One day it is my hope to have a business with three tiers:  Custom Homes, Rental/Flip, and Handyman

However, most of them are looking for cash flow exclusivley and in turn, I show them home in the resort communities to maximize returns. 

If you just send the standard "will buy your house for cash" postcards, or do generic bandit signs, or canned PPC internet leads, you will waste all of your time on crap "leads" that aren't real.

I've had issues with there chosen title insurance and being told it is illegal for them to deni title insurance due to domestic violence (legal advise) can I just go in and pay cash for full offer amount????

How about standard cash out refi where where they pay off the first mortgage and the lien and then you take cash on top of that?
