I updated the property (DIY + Family/Friends) by removing existing wallpaper, painting over the previous green colored walls with a light grey color, painted the trim white, replaced kitchen cabinet handles, and purchased stainless steel appliances.

The rent wont change as the space is staying the same, yet there's another person which means more wear and tear on the fixtures, appliances, etc.

I wasn't sure if new appliances would help the appraised value, but it sounds like I can meet with the lender and run through those scenarios up front to see what they'd recommend.

Regarding initial rehab, someone who does a full rehab (full gut, all new appliances, fixtures, outlets etc) should theoretically encounter a lot less maintenance/repair expenses for the first 5-10 years...

Each unit has separate utilities and electric.2 units with tenants get all new appliances, new kitchen cabinets/granite counters, new light fixtures and a 'light' bathroom update (resurface tubs, update vanity and light). 2 units that were vacated were completely gutted and redone, including the above mentioned and new shower/tub inserts and plumbing. 

Hookups and space for appliances like a washer and drier.
