So when shopping understand this is how you shop for insurance and then try to get an apples to apple comparison or at the very least make your agent work to explain any "liabilities or what is not covered" on the policy if they can't rattle it off easily then they are not fimular with the product they are selling and really should not be selling it.

In this space, you are still going to have buyers that will pay more than you, but it becomes a more apples to apples analysis, where the buyers are considering things like: vacancy, capex reserves, comparable financing costs, maintenance and repairs, etc.
