Defending a libel suit can be unpleasant.But before doing any of that, talk with the seller and give him a chance to make it right - and get as much of your interactions in email as you can so you have a paper trail.If that talk doesn't work out, it's probably worth spending a little on an hour with a real estate attorney.

Once you get someone in there it will be very easy to manage with little to no repairs/interactions from the tenants. 

Events are much more memorable and allow you direct interaction with the people you are trying to convert into clients.

If you hit up a contractor and the only interaction you have is the bid on the project than you can bet hes gonna treat you and your job like anything else.

My day job is super flexible and I'm often out meeting with contractors anyway, so it's very possible I would be doing things like showing apartments to potential tenants, having site meetings to determine needed repairs, and things like that where I'm interacting directly with the tenant on the owner's behalf.

If you have an older owner who has let a property go down hill and wants out, maybe you could improve things to increase revenues.With a C-Store for example, you can change suppliers, run specials, add to the product lines, change how employees interact with customers, advertise, consolidate purchases with other stores and the list goes on to improve profits by management.

Once you can get some rapport with people you interact with, I think there is more respect given to you because of the fact that you're starting so young.
