Hi C, I suggest you start by asking your zoning regulators there if this is possible.I suspect building below your tenant in a MH will violate their quiet enjoyment, maybe giving them free rent will keep them there until building is done.On 1 acre, wouldn't it be cheaper and as profitable just to drag in another MH and set it on a 1/2 acre?

People who are good at different areas and want different things so just because a deal seems too good to be true from a Wholesaler it's not always b/c they are hiding something it's simply not their business model.

Typically, if you have a property under contract but can't find a buyer that means either a) you are paying too much for the property, b) you're looking to make too much from the deal and not leaving enough for the buyer or c) both.

It's a B/B- prop in a C but improving area that is starting to attract some hipster/artist types.I just rented a nice 1:1 on the same block that was markedly smaller but charming, with a good floor plan, for $495 - which was basically .90/sf plus $50/mo utilities.If I put that same model on the new duplex, which is clean plain jane vs charming, I get a crazy number... $900, which is more than a 3/2 in this area.
