Last year in CHS, liens for any house worth owning seemed to be selling for 30-50% of market value.

I would suggest checking out janover.co for financing, worked with them and the entire process was great.

Currently sourcing off of MLS and a few wholesalers but very cautious there  Check the BP Classifieds, I have a ton of stuff there.

I know that's likely easier said than done, but it may be worth it so that you don't regret any decisions in the long run. 

If the sales price is $850k you will need significant down payment to carry the DSCR loan on $5300 current rents...check in with @Joseph Chiofalo  as DSCR loans 5+ units are typically a bit more difficult to place as well. 

I would say that was worth it.I don't follow your logic that the other appraisal should compel a buyer to go over $3M.If you have seven offers, it is not very likely that you will see a higher offer at this point.

I do realize some margins are tight but a minute of lost sleep to me is worth more than $1k.  2 minutes of lost sleep is worth more than $2k.  

Just to anyone reading this, I am specifically seeking knowledge and info on his course, NOT whether it's worth investing money with him in notes; that is definitely something I am more skeptical about. 

I'd also do a quick check on any utilities that she's paying that remain with the house to make sure they are paid up.If you have a full month's deposit, even if she doesn't pay for the second half of May and part of June, hopefully she leaves the place in good condition and you can use the deposit for unpaid rent after she moves out.

So the power is really in the fact that it is a heloc/checking account combo.
