I prefer one year leases, because I don’t want the tenant to leave in the winter months.  

@Amine Salhi I was looking for duplexes last week there are about 5 available in Winter Haven all need work.

Probably would be fine until winter.. but a MI snowfall on it I've got to imagine it would fall with that kind of weight on it. 

I have fond memories of winter and summer vacations there as a kid.
