Syndicators that have multiple layers on their accounting staff (read generally larger companies) will provide some protection, as well.

I have been told and read its best to put the property in a land trust as an extra layer of caution for the "due on sale" clause if the seller is nervous about it.

However, this is where a tax mind (familiar with the region) would be vital to determine reasonable FMV of the property in the eyes of the IRS and local values so as to not make it look like a transaction between family members is being put together for the purpose of avoiding fair market tax assessments.Not giving you specific legal or tax advice, just some personal thoughts :)

They've replaced me and my job, which is basically to interface with management, and they've also taken over management, and the owner is in theory at the top of the food chain, so the Turkey Companies have extra layers and still there's room for cash flow to the owner?
