Has anyone signed up with growth&fund virtual real estate?

I am grateful everything is going good now, but I am still a little bitter that all that work saving disappeared virtually overnight. 

When you get a deal under contract do you use a local title company if virtually wholesaling?

Had to stretch to the very top of my budget, but it was in turn-key condition and the sellers were very accommodating, so virtually no fixing/cleaning expenses. 25% down, 30 years @ 3.25% interest rate (0.25 point) which is stellar for investment rates.Drove back out 30 days later to sign papers, get the keys and meet with a reputable property manager.

Heck, now days you can drive for dollars virtually on google. 

If you want a cheap property manager to be prepared to have higher turnover, longer vacancies, and higher maintenance expenses.I think out-of-state investors should focus more on self-management by leveraging leasing agents for tenant placement and then systems/virtual assistants for management.
