You cannot trust the numbers for any deal. 

It's always shady when people say you don't need to:)  If you don't trust them you'll want to have your deposit go to an escrow not to them:)

Look at recently sold homes that are similar in size, bedrooms, location, finishings, etc....or just call a realtor you trust.

Or joint owners with 5 brothers and sisters, that you may or may not like and trust, or may not like or trust you.

A good handyman can fix 65%+ of issues and then should know which licensed contract you need for what they cannot do.An Inspector is good to have because you shouldn't trust contractors and should occassionally spot check your handyman's work to make sure it's done right.You'll also need a lawn company to cut lawns for vacant properties. 

Looking for a reasonably priced, dependable contractor that I can trust to get things done the right way so that I don’t have to worry about poor workmanship coming back to cost me down the road.
