My first Listing happened in 2 months AS a NEW ageng, It is 245k listing, after I did open house, advertising, realtor Luncheon, all expense out of my own pocket, the seller terminated the listing agreement simply because there’s no offer in 3 months, which is completely normal in my area and today’s market.

also , i just created a Facebook page with pics and videos of the rental property and used a boost mechanism they provide.. can define a zone/audience and apparently Facebook reaches out with advertisements for booking...so there will be plenty of  "clicks" i assume...

I think it technically falls under the "cannot discriminate based on source of income" , so don't advertise that its "only section 8", but you could maybe choose to only advertise it through the housing authority maybe?

You might find some hungry electicians that usually do commercial or (formerly) worked only for general contractors who might be interested, at a better price than the "retail" electricians who would advertise.
