Lance,Sounds like a good high level plan to me. 

I'll keep it as equity for now, but in the meantime moving fast has other benefits to me.

My cash flow, albeit smaller is 100% FREE to me, as I have no money invested to earn it, and I still have my original investment which I can use to repeat the process. the return on investment for a 100K house that makes 1000/month is 12%but a 100K house with a 100K mortgage that makes $200/month is infinite. also, when your house is paid off you have  terrible return on equity, it's important for us to all maximize what resources we have in all areas.

The ones I do work with, have always come to me & we set up an arrangement that way.

A few lenders reached out to me through biggerpockets and I chose MB Financial Bank.... the experience has been good so far and we should be closing in a week or two.

I'm no expert (only 1 property) but it looks like you'd only cash flow about $675/mo. which seems low to me.
