One of those STRs had the incoming water line crack in the foundation slab, and we had 2 Olympic sized pools worth of water gush out of the house over a weekend. 

No audible product maybe I need to record it and make zillions, (lol I've been published and the percentage the author earns is very tiny).

I just hope there isn't much mold or frozen pipes that cracked since the home has been sitting vacant for about two years.

It will be a huge plus if you can plop the data on their desk that explains every tiny detail from the first scoop of dirt moved to the amount of profit every party received.

@Nawal Osman  I would say Arapaho is a very tiny town and not normally on most investors radar.Focus on areas of growth....Texas might be better...the bigger cities around DFW, Houston, San Antonio.Austin is super expensive right now.Also some of the mid-size cities in between this triangle.

We time block showings like @Adam Martin mentioned, blocking out 3-5 hours at a time for 20 minute showings (appointments are set every 30 minutes during our time block to allow for people who are a little late or run a tiny bit over).

They pay out a tiny fraction of the cost.

@Shannon Vistisen As an investor with some experience and knowledge gained from these forums, and friends in real life the STR game isn't what it's cracked up to be for one reason.

Maybe a duplex neighborhood or even tiny home communities.

Timelines, hidden cost, long term settling, cracks, utility hookups etc.
